By accessing or using Agent Storybook ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service.
These Terms constitute a legally binding agreement between you and Sum Technologies, LLC ("Sum Technologies," "we," "us," or "our"), a Texas limited liability company.
Agent Storybook is a software-as-a-service platform that enables licensed real estate professionals to create personalized digital transaction microsites for their clients. The Service includes tools for generating AI-powered cover art, publishing client-facing Storybook pages, managing transaction milestones, and sending Storybook delivery emails.
We reserve the right to modify, suspend, or discontinue any part of the Service at any time with reasonable notice.
To use Agent Storybook, you must be at least 18 years of age and a licensed real estate professional or operate under the supervision of one. By creating an account, you represent that this is true.
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify us immediately at the contact address below if you suspect unauthorized access.
We reserve the right to suspend or terminate accounts that violate these Terms or that we determine, in our sole discretion, are being used inappropriately.
Agent Storybook is offered on a subscription basis. Current plan options, pricing, and included features are described on our pricing page. Prices are in US dollars and subject to change with 30 days' notice.
If payment fails, we will notify you and may suspend access to the Service until payment is resolved.
You retain ownership of all content you upload or create through the Service, including property information, client data, photos, and Storybook content ("Your Content").
By using the Service, you grant Sum Technologies a limited, non-exclusive license to store, process, and display Your Content solely as necessary to provide the Service to you.
You are solely responsible for ensuring that Your Content does not violate any applicable law, infringe on third-party rights, or contain any false or misleading information. You represent that you have obtained all necessary consents to share any client information through the Service.
Real estate professionals are responsible for ensuring their use of Agent Storybook complies with all applicable real estate licensing laws, MLS rules, brokerage policies, and fair housing regulations in their jurisdiction.
You agree not to use the Service to:
Agent Storybook offers an optional Gmail integration that allows you to send Storybook delivery emails from your own Gmail address. By connecting your Gmail account, you authorize Agent Storybook to send emails on your behalf using the Gmail API.
Our use of Gmail is strictly limited to sending emails that you explicitly initiate through the Service. We do not access, read, store, or analyze your inbox, sent mail, contacts, or any other Gmail data beyond what is necessary to send the emails you request.
You may disconnect Gmail at any time from your account settings. You are responsible for ensuring that your use of the Gmail integration complies with Google's terms of service and any applicable anti-spam laws including CAN-SPAM.
Agent Storybook uses OpenAI's API to generate cover art images based on your inputs. By using this feature, you acknowledge that:
The Agent Storybook platform, including its design, code, branding, and all content created by Sum Technologies, is owned by Sum Technologies and protected by applicable intellectual property laws. Nothing in these Terms grants you any right to use our trademarks, logos, or proprietary materials.
AI-generated images produced through the Service using your inputs are provided to you for your use, subject to OpenAI's terms regarding ownership of generated outputs.
You may cancel your account at any time through your account settings. Upon cancellation, your access to the Service will continue through the end of your current billing period.
We may suspend or terminate your account immediately and without prior notice if you violate these Terms, engage in fraudulent activity, or if we are required to do so by law. Upon termination, your right to use the Service ceases immediately.
Following account termination, we will delete your data within 30 days, except where retention is required by law or for legitimate business purposes such as resolving disputes.
The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.
We do not warrant that the Service will be uninterrupted, error-free, or completely secure. We are not responsible for any loss of data resulting from technical failures, though we take reasonable steps to maintain data integrity.
Agent Storybook is a marketing and client communication tool. It does not constitute legal, financial, or real estate advice. You are solely responsible for the accuracy of all transaction information provided to your clients.
To the maximum extent permitted by applicable law, Sum Technologies shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, even if we have been advised of the possibility of such damages.
Our total liability to you for any claim arising out of or relating to these Terms or the Service shall not exceed the amount you paid to us in the twelve months preceding the claim.
These Terms are governed by the laws of the State of Texas, without regard to its conflict of law provisions. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Dallas County, Texas, and you consent to personal jurisdiction in those courts.
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
